Hey, everybody. Good afternoon. I'm Brad Heffern with RBC. I'm happy to be moderating Independence Realty Trust NAREIT panel. From my left to right, we've got Scott Schaeffer, Chairman, CEO, and President. We have Jim Sebra, CFO. After that, we have Mike Daley, EVP of Operations and People. First, I'm going to turn it over to Scott to go through a few prepared comments, and then we're going to go over to the Q&A. Scott?

Thanks, Brad, and thanks, everyone, for joining us today. I will give a brief high-level overview of where we are and then as Brad said, we can get into the Q&A. So we started IRT in 2011. We IPO'd it in 2013. So just about 10 years ago, with 2,000 units at that time and about $100 million market cap.
Today, IRT owns 36,000 units with a $4.3 billion market cap, with 70% of our assets located in the Sunbelt and 30% in the Midwest. Our strategy
