Okay. Good afternoon. We're going to get started with the 1:15 session with Paramount Group. I am Steve Sakwa. I head the real estate research effort at Evercore ISI. I'm very happy to have 3 members of management here up on the panel. To my left is Albert Behler, the CEO of the company; to his left is Peter Brindley, EVP of Leasing; and finally, Wilbur Paes who is the Chief Financial Officer.
Many of you know that Paramount is a CBD-focused office company in 3 core markets of Washington, New York and San Francisco. I'm just going to jump right into questions for the 3 gentlemen. I will leave some time for the audience to ask any questions as well.
