Good morning, everybody. Good morning, and welcome to the Annual Meeting of the Unitholders of Choice Properties Real Estate Investment Trust. My name is Anthony Graham, and it's my honor to be the Chairman of Choice Properties and to act as chair of this meeting. I'd now like to introduce to you the head senior executives seated at the head table.
