Thank you. Good morning, ladies and gentlemen, and thank you for joining us today for Waypoint REIT's 2021 Annual General Meeting. Comprising the Annual General Meeting of Shareholders of Waypoint REIT Limited, the company, and the general meeting of unitholders in Waypoint Trust, the Trust. Due to the recent COVID outbreak in New South Wales and the precautionary public health actions by Queensland and Victorian governments, I'm attending today's meeting via telephone from Brisbane, as will our Company Secretary, Tina Mitas, from Melbourne.
