Thank you very much, and good afternoon, and thank you for joining our presentation today. A presentation of Elanor Commercial Property Fund's financial results for the 2022 financial year. We appreciate your interest in the Fund. From the corner I'm joined by my executive management committee colleagues, and we'll be pleased to take questions at the end of this call. And know also [speaking] on the call will be David Burgess. He is co-head of real estate for our Elanor business group and head -- David, he's [up] there -- office in healthcare divisions.
