Hello, everybody. I'm happy together with Paul to present Covivio H1 '24 results with detailed transforming semesters is clearly my feeling looking at the market and our achievements. Let's start page3 with the key highlights. We set ourselves three main priorities of '24 financial discipline, earning goals and portfolio rebalancing. At midyear, we are well on track. We reinforced the balance sheet with new disposal agreement and reduced LTV while values start to stabilize. In parallel, we expect growth from our portfolio through asset management works always as our goal. We are growing and we started the rebalancing of the portfolio with two major deals.
