Thank you, operator. Ladies and gentlemen, the Annual and Special Meeting of American Hotel Income Properties REIT LP will now come to order. I will refer to the LP as the REIT throughout this meeting.

My name is Michael Murphy, I'm Chair of the REIT's General Partner, American Hotel Income Properties REIT (GP) Inc. I will act as Chairman of this meeting in accordance with the amended and restated limited partnership agreement of the REIT.
