Morning, everyone. My name is Floris van Dijkum. I am the senior REIT analyst covering retail and hospitality at Compass Point. I also started the global REIT business for BlackRock and have spent some time working in Europe as a banker, as an investor.
One of my favorite companies that I cover today is Acadia Realty Trust, a shopping center REIT that is unique. And it's focused -- number one on the urban street retail and also, having a dual platform. I'm joined here by the senior management team of AKR.
