Great. Thank you and good morning to those who are in attendance virtually for this fireside chat through Wall Street Webcasting. My name is John Guinee at Stifel. And we have with us Owen Thomas, CEO of Boston Properties; Mike LaBelle, CFO of Boston Properties; and most important, Sara Buda, VP of IR at Boston Properties.
