Good afternoon. I'm Charles B. Lebovitz, Chairman of the Board. And on behalf of our company, I want to welcome you to the Annual Meeting of Shareholders of CBL Properties. We're very pleased to host our first fully virtual meeting, which allows us to protect the health and wellbeing of our shareholders, directors, officers and employees in light of the ongoing COVID-19 pandemic.
