All right. Good morning, everyone. Thanks for joining us. My name is Mike Rehaut. I'm the senior analyst on the homebuilding and building products equity research team at JPMorgan. We're thrilled to kick off our 12th Annual 2-day homebuilding and building products conference. It's been a great 12 years, and we're excited to start number 12 with D.R. Horton, the largest builder in the United States and one of the bellwethers in the homebuilding industry.
