Good morning, everybody, ladies and gentlemen, and welcome to the Annual Shareholders Meeting for Melcor Developments Ltd. I would also like to welcome those who are joining via webcast today. My name is Timothy Melton, the Chair of Melcor Developments Ltd., and it's my pleasure to chair our 50th annual meeting as a public company.
And just for information, the company's actually -- or started by our grandfather, Timothy Louis Melton, over 95 years ago and he had a modest little office just next door to this beautiful hotel right on Jasper Avenue. Many mornings we walk to the annual meeting from office together with some of our coworkers and we walk through sunshine and rain and snow. And this year, I did some poor planning. I returned from the south on the weekend, got a short haircut, put all my winter clothes away and it was a little cool coming down Jasper Avenue. I think I overcompensated on the coffee, got a little caffeine overdose, but the coffee and the warm handshakes did warm me up.
