Great. Thanks, Chris and everyone, for joining the call today. As you have no doubt seen, we have a lot of news out there today and a lot to discuss on this call. So we may go a little bit beyond the hour. All of the materials for the buyback program, our results, the annual report, the REM report are all on the website. And it's there that you'll be able to find a replay, which will be there quite shortly. On the call with me today, I have our CEO, Bob van Dijk; and our CFO, Basil Sgourdos. And I also have the CEOs of all of the segments. We'll walk through an update on the financials of the group for the year, and then we'll open the call for questions.
