Good afternoon, everyone. Hope you're having a good NAREIT. My name is Phil DeFelice, and I'm the Associate Analyst at Wells Fargo Securities assisting Todd Stender in the coverage of health care REITs.
Today, I am pleased to introduce Senior Housing Properties Trust, ticker symbol SNH. The company has a diversified portfolio across most of the asset classes in the space with an enterprise value of about $5.7 billion and a market cap that's at about $1.9 billion. Stock currently yields at about 7.7% on the recently revised dividend annual run rate, which includes an expected conservative payout ratio, which management would likely go into.
