Thank you, Josh, and Jeff. It is a pleasure to be together with everyone again, and we appreciate the opportunity. And all of you know, Ventas, of course, we are at the intersection of health care and real estate, a diversified business model that is unified really by serving this large and aging -- large and growing aging demographic. And with great opportunity, I look at us at the present time and really see how well positioned we are.
