Good morning, everybody. Welcome to the Annual Stockholders Meeting of Gladstone Commercial Corporation for the year-end December 31, 2019. My name is Michael LiCalsi. I'm General Counsel and Secretary of Gladstone Commercial. And with me, I have 2 of our officers, Bob Cutlip, he's the President of Gladstone Commercial; Erich Hellmold, our Assistant General Counsel, is here. He'll act as secretary of the meeting.
