Good morning, everyone, and welcome to the Emira Property fund pre-close update for the upcoming 2022 financial year-end results. Joining me today, I have Geoff, the CEO of Emira. I've got Greg, the CFO, and Ulana, the COO. Thank you very much for taking the time to address us today, and I have no doubt we'll get some valuable insights from you.
