Good morning, and welcome to Hyprop's First Pre-Close Presentation for 2019 Year-End. For those that doesn't know me, I'm Morné Wilken, and I'm joined by Brett Till and Wilhelm Nauta, our Chief Investment Officer. A special word of welcome to some of our staff that's here. Obviously, they are the people that really makes this business happen.

In March 2019 -- it's actually been 6 months since I've joined the business. I joined them at 10th of January. I think Brett just joined me 2 months before that. So between us, Brett has 8 months, Nauta has 3 months in -- 2? 8.

In March 2019, we said we want to formalize the strategies and the key priorities for the next few years. One of the things we definitely wanted to do is address the Moody's concerns. What we wanted to do is recycle capital and to ensure the growth and actually also reduce our loan to value. One of the things we have decided to do since we've joined is we will only pay our cash-back distributions. And most importantly, I think for a property
