Good morning, and a warm welcome to this presentation of the Dios year-end report of 2023. My name is Knut Rost. I am the Chief Executive Officer of Dios. And together with me today is our CFO, Rolf Larsson. We will go through the highlights of the fourth quarter, give you an insight into the office market and how we will create accretive growth acting on Europe's most prosperous market. Let's go to page 2. In the world impacted by inflation, new financial conditions, war and uncertainty. We have delivered the strongest net operating income in the Dios history. Our occupancy ratio is at an all-time high level. We have maintained good cost control and we have shown improved energy metrics.
