Ladies and gentlemen, good morning and welcome to join us. I'm very glad to see you all here with my colleagues of the executive committee of Gecina. And we are very excited to present to you our results -- year-end results for 2018, and also to talk to you about our perspective thinking and strategical mindset for 2019 and the coming years.
A couple of words about our strategic update. We are adjusting toward a motion, three megatrends reshaping our business are observed in our markets. There's no hierarchy between the three of them, but three of them are going to be very instrumental and transformational in our work.
One is -- and I'm not talking about what all of us are concerned about, which is the geopolitical or the macroeconomical concerns. But globally speaking we are facing a global monopolization process with a focus on centrality and diversity of uses.
