Good morning, everybody. It's 9:00 on the dot, so we'll get going. I'm Ross Smotrich, I'm the REIT analyst here at Barclays. And on behalf of my colleagues and the firm, thank you very much for joining us this morning. Very much appreciate it.
I'm thrilled to introduce Owen Thomas from Boston Properties to present the BXP story. It's a company that we've followed for quite a while and very much appreciate the way they go about their particular part of the business, which is, as you'll hear momentarily, focused primarily on the office sector. So we're thrilled to have Owen Thomas, the CEO of Boston Properties. Owen has been with BXP since -- he joined the firm in 2013 as CEO after a brief stint as the Chairman of the Board of Directors from Lehman Brothers Holdings. But perhaps more importantly, prior to that had a long career at Morgan Stanley from 1987 to 2011, he held a variety of roles, including Head of Real Estate, Head of Morgan Stanley Investment Management and Head of Morgan Stanley Asia.
