Hello, and welcome to the Annual Meeting of Stockholders of Host Hotels & Resorts. Please note that today's meeting is being recorded. Thank you. Good morning, everyone. It's interesting to note, today, May 20, marks the 94th anniversary of the day my dad opened a little 9-seat root beer stand on 16th Street in Washington, D.C. That generated Marriott International Hotel Group and Host Hotels & Resorts. So I'm Dick Marriott, and I will be presiding over this meeting.
We are hosting today's meeting through a virtual online platform as we did last year.
