Thank you for standing by, and welcome to the Goodman Property Trust Annual Results Webcast. (Operator Instructions) I would now like to hand the conference over to Mr. Keith Smith, Chairman. Please go ahead.
Thank you, and good morning, everyone, and thank you for making the time to join us this morning. Just by way of brief introduction before I pass over to John and Andy and James to do various parts of today's presentation, I'd just like to say that on behalf of the Board, we're extremely pleased with the result, notwithstanding the very high reval figure, but also more importantly, the 5.4% increase year-on-year on our operating profit. That is a very good result in our view based on what has been a challenging year for everyone here.
So on that note, I'll come back and take questions at the end, if there's any for me as Chairman. But I'll pass now to John Dakin to do the first part of today's presentation.
