All right. Good morning. Let's get started. My name is Bryan Maher. I'm the senior analyst at B. Riley Securities covering Office Properties Income Trust. Today, we have with us Chris Bilotto, the President and COO; and Matt Brown, the CFO. And Chris, why don't you start off by giving us a brief overview? Then we can get into some Q&A. All right, yeah. Well, thank you, everybody, for joining us today. Just as a kind of a high-level overview on OPI, Office Properties Income Trust is an office company primarily focused on owning and operating single- and multi-tenant office properties in select growth US markets. As a portfolio, we have about 174 properties across close to 23 million square feet with about 89% occupancy at the end of Q1.
