Good morning, and welcome to the 2020 Annual Meeting of Unitholders for Choice Property Real Estate Investment Trust. I'm Galen Weston, and I serve as the Chairman of the Board of Trustees. Every year, we look forward to this meeting and the opportunity it provides to speak with our unitholders. Today, the social distancing measures in place as a result of COVID-19 mean that we find ourselves unable to gather in person.
