Thank you. Good morning, everybody. Welcome to SEGRO's 2018 full year results presentation. I'm joined here by Soumen Das, our CFO; by Phil Redding, our Chief Investment Officer; and Andy Gulliford, our Chief Operating Officer.
You'll be aware no doubt that we've launched an equity placing this morning, which is why we've switched to a conference call rather than presenting in person. And the presentation is on the web, and we'll try and guide you through that as we go through on the phone. We will be able to make a few comments about the purpose of the fundraising, but I'm sure you'll understand we will not be making any comments as to how the equity placing is going at
