Ladies and gentlemen, thank you for taking time for the Ascendas India Trust financial results presentation for the first half of 2021.

Let me start with some of the key investment highlights. As you're aware, we have been working on a data center acquisition for the last several months. And I'm happy to say that we are now proceeding with that transaction, 6 months -- 6 acres, greenfield site in the most prominent data center corridor in Navi Mumbai. The site is 6.6 acres. We can build with a sanctioned load of about 90 megawatts. The first phase will be an investment of about $216 million, and this will take us towards our diversification plan of entering into new economy asset classes.

Some of the other transactions that we've been busy with this quarter. We acquired a building in Hyderabad, which is leased to Amazon. We also announced a forward purchase of a industrial facility in Chennai. This is already pre-leased to Pegatron, which is
