Thanks. Good afternoon. It's great to be in Florida this time of year. We're from Denver, Colorado. And I think we've already received 14 inches of snow for the season. So it's going to be a great ski season, but it's nice to get away for a few days to BAAMI, Florida. And thanks for joining me today. I know it's a tough time, tough time in the space, tough time to make investment decisions. You guys have a tough job, whether to invest right now or which companies to pick. It can't be easy. It's kind of a head scratcher, right? I saw something today -- just the other day that said our stock and several other stocks are trading about where they were in 2016 when oil was in the 20s and here we are in the high 50s.
