Good morning, ladies and gentlemen. And welcome to our presentation of Savills preliminary results for the year ending December 31, 2023. Our format for today's presentation will be similar to the prior year. I will present the highlights of our results. An overview of both market sentiment and activity before handing over to Simon who will then take you through a detailed review of the financial performance of the segments of our business. I will then conclude by highlighting the business development we've undertaken during the year in line with our global strategy for growth before concluding with our summary and outlook for this current year.
