Good afternoon, ladies and gentlemen. My name is Tom Pockett, Chairman of Stockland. Welcome to everyone joining us here today and those joining us on the webcast. As a quorum is now present, I now declare Stockland's 62nd Annual General Meeting open.

Let me open by acknowledging the traditional owners of the land on which we meet, the Gadigal people of the Eora Nation, and pay my respects to all elders, past and present. I also extend that respect to other aboriginal people joining us today.
