Well, thank you for the invitation.
And I want to acknowledge, first off, because you've earned it -- your pending retirement. And we mentioned, before we went on air, leaving on a high definitely is the case for you. And I want to thank you for being such a strong supporter of the conference. Also, it has really been a pleasure to get to know you over all these years. You've been such a vocal and effective spokesman for the sector, and just always interesting to speak to. And you've never shied away from difficult questions, and I hope you won't start now. So I'll just put that out there. (laughter)
But we talked about leaving on a high. Since you became CEO, National stock is up 209% versus the peer group, at about half that.
