Good morning, and thank you for the invitation Andrew, to speak here and also have a chance to update you on Royal Gold. I understand that there is some competing news out yesterday that might have grab some attention, so today I want to spend a little bit of time talking about a press release that we put out yesterday. And it has to do with the Silver Stream, a brand new Silver Stream that we acquired with Cupric Canyon on Khoemacau, the project in -- we got some problems.
