Well, good morning, and welcome to the sixth annual meeting of Canadian Tire REIT. It's hard to believe that it was 5.5 years ago when we went public. We did our IPO in October of '13, and here we are 6 years later. We completed 5 full years of operations. And during that period, we -- what we tried to do was deliver, yet again, on our promise of reliable, durable and growing operating results. From our IPO, as I said in 2013, we pursued a strategy of delivering predictable growth while maintaining a conservative balance sheet, and we're proud of that track record of -- which includes adjusted funds of operations -- from operations and net asset value growth per unit along with a number of other strong financial metrics. We live in a world of constant change and your Board of Trustees is committed to ensuring that the REIT strategy continues to deliver on our promise. Well, perhaps nothing is forever. This steady combination of growth and security is, we think, rare and particularly welcome in what we see out there
