Good morning, good morning, good morning. We're all here. We are all sitting comfortably. Good morning Jim. Well, first of all, a big welcome to everybody. Welcome to our 2023 Annual Investor Conference. And I'm guessing for most of you here in the room, this is the first time you will be visiting our offices here at 55 Water Street. So welcome to the offices. We moved into this space in February 2022 from larger offices uptown. And this office is home to about 500 people in our organization across most of the disciplines of the company but primarily in creative, in design and in beauty.
