Yes. Welcome from my side as well. We are looking back at a full year 2022 (inaudible). And as usually, I will go with you for market environment and the numbers of the segments. I will focus today a little bit more on the market environment because I feel the need to explain more what happened actually and especially what it means when we're looking forward in the near-term and long-term future. And we are (inaudible) talking about the German housing market. Okay. But you are aware of this, that Hypoport SE is present in three industries here in Germany, Credit, Real Estate and Insurance.
