Good morning, everyone, from Düsseldorf. Welcome to our Q1 2022 results call and thank you for your participation. Thank you, Frank. Good morning, also, from my side. Our Q1 numbers show that we had a strong start to the year. We grew our FFO I by almost 17% to EUR 121 million, clearly benefiting from the acquisitions made last year and from the rent increase of 2.7% achieved for our portfolio on a like-for-like basis. Our financial and operational KPIs show that we are well on track for our guidance and that we still run a conservative balance sheet, with
