Good morning, everyone, and welcome to -- I won't say an exciting presentation because I'm not sure it's an exciting presentation. There's 21 pages to go through. That's the bad news, they're all detailed. The good news is Earl is only doing one of them. So he's already nicely prepared as is normally the case. And a special thank you to the Sunday Telegraph that brought this forward by 2 days, having to come up on the train last night from the lovely Devon.
So joking apart, this is a fantastic, and I mean absolutely fantastic potential here of a recommended combination of Vistry and Countryside.
I'll talk through transaction -- if I'm going to talk to everything, probably -- transaction highlights, the land assets, Countryside's issues and integration plan, current trading of both organizations, gearing and capital allocation policies, which Earl will comment on, and then some concluding remarks.
