Okay. All right. Good morning, everyone, and welcome to the announcement of Shaftesbury Capital Plc. Agenda for today, I'll do a quick introduction and then hand over to Ian, then Situl will take us through some of the financial stuff, and then Chris will talk about some of the integration, and then Ian will finish up with his vision for the future, and then we'll have some Q&A. I am Jonathan Nicholls, and currently the Chairman of Shaftesbury and will be the Chairman of Shaftesbury PLC. I'm pleased to announce the Board of Capital & Counties Properties PLC and Shaftesbury PLC have reached agreement on the terms recommended all-share merger to form Shaftesbury Capital Plc.
