Good morning, everyone, and welcome to the conference meeting with Brixmor Property Group. Brixmor Property Group owns and operates grocery-anchored community and neighborhood shopping centers with rents at a low-cost base. With us today, we have James Taylor, President and CEO; and Angela Aman, Executive Vice President, CFO.
