For those who don't know, I'm Craig Schmidt. I am (inaudible) Bank of America. With Brixmor, we have Jim Taylor, CEO, to my left. To his left we have Angela Aman, Executive VP and CFO (inaudible).

We're going to keep it as interactive as possible (inaudible) and at this point, I'll turn it over to Jim Taylor for an overview of Brixmor and then we will head into questions.
Well, first of all, thank you, Craig, for having us. It's been a great conference, and it's nice to be able to catch up with everybody, particularly as we see all the volatility and turbulence in the capital markets to talk a little bit about what's happening in our business.
