Good morning, ladies and gentlemen. Welcome to the Wereldhave Full Year 2022 Earnings Webcast. I'm here today with our CFO, Dennis de Vreede. I'm Matthijs Storm, the CEO of Wereldhave.

Let's start with the key messages for 2022. I think very important, the first one, we made a significant profit again of EUR 76 million in 2022. Last year, there was a EUR 213 million loss. This was primarily driven by the revaluations and also by the book loss on the sale of the French portfolio last year. But I'm happy to see that this year, we can post a profit of EUR 76 million.
