Good morning, everyone. Good morning. I'm Joseph Coradino, Chief Executive Officer of your trust, and it's my pleasure to welcome you to the 2019 Annual Meeting of Shareholders.
Before proceeding further, let me introduce the other trustees, nominees and officers who are with us today. Charles Pizzi, who has served as our lead independent trustee and Chair of our Nominating, Governance Committee; George Alburger; Joanne Epps; Leonard Korman; Mark Pasquerilla; and Michael DeMarco, who is Chair of our Compensation Committee; John Roberts, who is Chair of our Audit Committee. Let me also introduce 2 key members of management, Bob McCadden, our CFO; and Lisa Most, our General Counsel. I'd also like to introduce [Andy Michael] and Carly King, representatives of KPMG, the auditors of the trust.
