Good day, and welcome to the Pennsylvania Real Estate Investment Trust Annual Meeting of Shareholders.

Thank you. Good morning, ladies and gentlemen. I'm Joseph Coradino, Chief Executive Officer of your Trust. And it is my pleasure to welcome you to the 2020 Annual Meeting of Shareholders.
On behalf of the Trust we'd like to thank you all for joining us today. And we hope all of you are staying safe and healthy at home in light of the current situation. We're glad to be able to host this meeting in virtual format so as to permit the attendance of our shareholders, while complying with social distancing practices.
As itâs our custom, we will conduct the business portion of the meeting first and answer questions at the end of the meeting. Though, we may not be able to answer every question, we will do our best to provide a response to as many as possible.
