Good evening. Welcome to SmartCentres' Q4 2018 conference call. I'm Peter Forde, President and CEO of SmartCentres REIT; and joining me on the call today are Mitchell Goldhar, Executive Chairman; Peter Sweeney, Chief Financial Officer; Mauro Pambianchi, Chief Development Officer; Rudy Gobin, EVP Portfolio Management and Investments; and Stephen Champion, EVP Development.
