Thank you. Good afternoon and thank you for joining us on our Q3 conference call. I am Mitchell Goldhar, Executive Chairman and CEO, and I am joined by Rudy Gobin, EVP, Portfolio Management and Investments; Peter Slan, our new Chief Financial Officer joining us with a wealth experience spanning nearly 30 years and over 20 of those with Scotiabank.
