Thanks very much, Vincent. Good morning, everyone, and welcome to the half year results presentation for National Storage REIT. I am here with my CFO, Stuart Owen, and we'll be conducting the briefing this morning. So without any further delay, I'll get straight into it, and I know that markets have opened down there, and we don't want to hold anybody up. So for those of you who've had a chance to look at the presentation this morning, I'll turn straight to our highlights. Essentially, our strategy remains unchanged. So looking at our strategy, we remain focused on organic growth platform efficiencies and scalability.
