Good morning, everyone, and welcome to the half yearly results call for National Storage REIT. I'm here today with my CFO Stuart Owen and apologies for that slight delay at the start. That wasn't of our doing and we will get straight into the results briefing and look forward to your questions at the end of the presentation.
